SEO You Can Actually Measure
We work in five layers: the technical foundation and Core Web Vitals, on-page structure and schema, local search, content built around real questions, and visibility inside AI answers. The technical layer comes first, because content on a slow, broken site is money set on fire.
loads fast
responds fast
stays steady
Google’s published “good” thresholds, the targets we build toward. Real sites vary, and no one can promise a ranking.
// In short
What Is Engineer-Led Local SEO?
Local SEO done by the person who can also change the code. It covers five layers in order: the technical foundation and Core Web Vitals, on-page structure and schema, local search and the map pack, content built around real questions, and visibility inside AI answers.
The difference is who does the work. Most of what actually holds a local business back sits in how the page is built, and that is the one layer an agency has to hand to somebody else. We start there. Everything on this page is work we do, not a position we promise.
// The problem
Why Most SEO Spend Quietly Disappears
The usual SEO engagement fails in a predictable place. An agency runs a speed test, sends you the red score, and recommends a caching plugin. The number twitches, the real problem stays, and six months later the traffic looks the same as the day you started.
The report nobody can act on
A monthly PDF of rankings and impressions that never connects to a single extra call. Movement on a chart is not movement in the diary.
Content on a broken foundation
Blog posts published onto a slow, hard-to-crawl site. Google will not rank what it struggles to load, so the writing budget is spent before it has a chance.
Work only code can reach
The fixes that move the needle live in how the page is built: render-blocking scripts, image weight, the render path. An installer cannot touch them, so they never get done.
// Definition
What Is Technical SEO, and Why Does It Come First?
Technical SEO is the work of changing how a page is built: what loads first, what blocks rendering, how the markup is structured, and whether a crawler can reach and understand the page at all. It comes first because it is the constraint on everything else. Content on a site Google struggles to load cannot earn its way out of that.
In practice that means crawl and index control (robots directives, canonicals, XML sitemaps, redirect chains), the render path (render-blocking CSS and JavaScript, font loading, image weight and dimensions), and structured data that tells a machine what the page is. It needs someone who can edit the code, not someone who can install a plugin and read you the score.
Here is the honest version of how this usually goes. An agency runs a speed test, sends you the red number, and recommends a caching plugin. The number moves a little. The underlying problem, which is usually too much JavaScript doing too much work on a mid-range phone, is still there. We start there instead of ending there.
// What we build
Five Layers, In This Order
The order matters more than the list. Skip the foundation and you pay for content that cannot rank.
01.
Technical and Core Web Vitals
Crawlability, indexation, render-blocking resources, image weight, and the three vitals Google measures. This is the layer that needs code changes, and it is the one we start with every time.
02.
On-page and schema
Titles, headings, internal links, and structured data that describes what the page actually is. Schema stopped being about winning a star rating and became about being readable by machines that answer questions.
03.
Local search
Your Google Business Profile, consistent details across directories, review velocity, and local schema. For a service business the map pack is usually where the calls come from, so this is rarely optional. Getting reviews asked for and answered is part of this layer, not a separate service. See how we handle reviews.
04.
Content around real questions
Pages built from what your customers actually type, grouped so they support each other instead of competing. Fewer pages, each one worth reading, beats a blog nobody asked for.
05.
Visibility in AI answers
Structuring pages so AI Overviews, ChatGPT, and Perplexity can lift a clean answer and credit you. It is part of the SEO work, not a separate product with its own invoice.
// Core Web Vitals
What Are Core Web Vitals, in Business Terms?
Three measurements of how your page feels to a real person on a real phone: how fast the main thing appears (LCP), how quickly it reacts to a tap (INP), and whether it jumps around while loading (CLS). Google publishes a target for each. Here is what they mean without the acronym fog.
Of the three, interaction responsiveness (INP) is the one we most often find failing, and it is the hardest to fix, because the answer is usually to remove work rather than to add a plugin. That is exactly why it stays broken on most sites, and why it is worth doing. Google’s own guidance on optimizing INP says the same thing in more words.
LCP: does anything appear?
How long until the visitor sees the main thing they came for. Target is under 2.5 seconds. Miss it and a chunk of your traffic leaves before your site has said a word.
INP: does it respond when tapped?
The lag between a tap and something happening. Target is under 200 milliseconds. This is the one most sites fail, and the one that makes a phone feel broken.
CLS: does it jump around?
Whether the page shifts under a thumb mid-tap. Target is under 0.1. Usually caused by images without dimensions, and usually a quick fix once someone bothers to look.
| Vital | What the visitor feels | Good | Poor |
|---|---|---|---|
| LCP Largest Contentful Paint | How long until the main thing they came for appears | 2.5s or under | Over 4.0s |
| INP Interaction to Next Paint | The lag between a tap and something happening | 200ms or under | Over 500ms |
| CLS Cumulative Layout Shift | How much the page shifts under a thumb mid-tap | 0.1 or under | Over 0.25 |

// Local search
How Does Local SEO Get You Into the Map Pack?
Google ranks the three local results on proximity, relevance, and prominence. You cannot move a searcher closer to you, so local SEO is the work of winning the other two: describing the business precisely enough that Google knows what to match you against, and building enough signal around it that you are the obvious pick.
This is the layer where the smallest businesses have the most room, because most competitors set the profile up once and never touch it again. It is also the layer with the shortest distance between a change and a phone call.
The profile itself
- Primary and secondary categories chosen against what actually ranks for your searches, not what sounds right
- Every service listed as a service, with its own description
- Service area set to where you will actually drive
- Hours, holiday hours, and attributes kept current
- Questions answered before a competitor answers them for you
Consistency and citations
- Name, address and phone written identically everywhere they appear
- The major data aggregators and the directories that matter in your trade
- Duplicate and abandoned listings found and closed
- The same details on your own site, in markup a machine can read
Unglamorous and genuinely load-bearing. Conflicting details are one of the cheapest problems to fix and one of the most common.
Reviews, as a system
- The ask sent automatically after the job, while the customer still remembers it
- A steady trickle rather than a burst, which is what a rating built on real work looks like
- Every review answered, including the bad ones, because the reply is read by the next person
On your own site
- A real page per service, written for people, not one page listing everything
- LocalBusiness markup carrying the same details as the profile
- Speed, because the map pack sends mobile traffic and mobile traffic leaves fastest
Thin, near-identical pages for every town nearby are the classic version of this done badly. We do not build those.
How we check it: a rank check from one point in the middle of town tells you almost nothing, because local results change street by street. We sample across the area you actually serve, so you can see where you already win and where you drop off. That is a measurement, not a promise. No one can guarantee a map-pack position, and a rating built from anything other than real customers is a risk to the profile itself.
// AI search
How Do You Get Cited by AI Overviews, ChatGPT, and Perplexity?
By answering the question in the first forty words, under a heading that matches how someone asked it, with structure a machine can lift cleanly. AI engines quote passages, not whole pages. A page that buries its answer in paragraph four gets skipped, however good paragraph four is.
There is a real opportunity here for smaller sites. Classic ranking rewards authority you have to spend years accumulating. Citation rewards clarity, which you can fix this month. It is one of the few places where being small is not a disadvantage.
We build this into the SEO work rather than selling it separately, and it is the same work that helps ordinary search: a clear answer near the top, headings that match how the question gets asked, and content written to be quoted rather than to hit a word count. Anyone charging you a second retainer for a checkbox is selling you the word, not the work.
// What changes
What Better SEO Actually Buys You
Not a vanity ranking. The point is the short list of things that show up in the business, not just the dashboard.
Calls from the map pack
For a local business, most search revenue comes from the local results, not page two of the blue links. Fixing local search is usually the fastest line to more booked jobs.
A site that stops leaking on mobile
Faster pages that respond the moment they are tapped keep the visitors you already paid to attract, instead of losing them in the first few seconds.
A place in AI answers
Structured so AI Overviews, ChatGPT, and Perplexity can lift a clean answer and credit you, at the moment someone is asking the question out loud.
Traffic you own
Rankings you earn keep working without a monthly ad spend. They compound, and they do not switch off the day you stop paying. Paid search is the opposite trade: instant, and it stops the day the card does.
// Do it yourself
Three Things You Can Check Yourself, Today
You do not need us to find out whether you have a problem. These take about fifteen minutes with free tools, and they are the first three things we look at anyway.
1
Are you actually fast on a phone?
Run your busiest page through PageSpeed Insights and read only the top panel, the one headed with real-user data. That is what Google has recorded from actual visitors. The simulated score underneath it is a diagnostic, not your grade.
Red or amber on INP is the common one, and the one a caching plugin will not fix.
2
Is your primary category right?
Search your main service from inside your service area and look at the three businesses in the map pack. Open their profiles and read their primary category. If yours is different from all three, that single field may be why you are not in the list.
It is one dropdown, it is free, and it is the highest-leverage field on the whole profile.
3
Is Google indexing your pages?
Open Search Console and compare the pages it reports as indexed against the pages you know you have. A large gap means Google is choosing not to keep some of them, and it will tell you which and why.
If you have never set Search Console up, that is the finding. It is free and it is the only direct line you get.
If all three come back clean, you probably do not need us yet, and we would rather say that here than after an hour of your time. If one of them came back ugly, that is the conversation. Our own writeup of the first check is in Core Web Vitals, explained in plain English.
// How it works
How an SEO Engagement Runs
1
Free audit
We crawl the site, check the vitals on a real phone, and hand you a plain list of what is slow, broken, or missing. You keep the list either way.
2
Foundation first
We fix the technical layer before anything else: render-blocking scripts, image weight, crawl and index issues. Content on a broken site is money set on fire.
3
Structure and content
On-page structure, schema, local search, and pages built around what your customers actually type. Fewer pages, each one worth reading.
4
Plain monthly reporting
A short note on what changed, what moved, and what is next. If a month was technical work with no ranking movement yet, the report says so.
What this does not include
- Bought links, private networks, or anything else that trades a short-term rise for a manual penalty later.
- Reviews from anyone who was not a customer. It is against Google’s policies and it puts the whole profile at risk.
- A page per nearby town with the town name swapped out. They rank for nothing and they make the rest of the site look worse.
- Volume content. Fewer pages, each one worth reading, is the whole approach.
- A guaranteed position, on any term, at any price.
// Why us
Why Work With an Engineer, Not an Agency
We change the code, not the plugin
The slow layer needs someone who can edit how the page is built. We start there, instead of ending with a caching plugin and a shrug.
No ranking guarantees, ever
Nobody controls Google’s index. We promise the work, a faster and correctly structured and cleanly marked-up site, not a position no honest person can sell.
AI visibility is included, not upsold
Getting cited by AI answers is the same structural work as normal SEO. Anyone charging a second retainer for a checkbox is selling you the word, not the work.
// Who it’s for
Who This SEO Work Is For
It fits any business that lives or dies on being found and chosen in a local search, anywhere in the United States. Here is where it lands hardest.
Home services
HVAC, plumbing, electrical, roofing, cleaning, landscaping. The map pack is where the emergency calls come from, so local search and speed do the heavy lifting.
Trades and contractors
Bigger tickets and longer decisions mean people research first. Content around the questions they actually ask is what puts you in the running.
Clinics and med spas
Trust decides the booking. A fast, well-structured site that shows up for the treatment someone is searching wins the first click.
Operations-heavy SMEs
Distributors and service firms whose buyers search by problem. Technical SEO plus content built around those problems is how they find you first.
// FAQ
SEO FAQ
Can you guarantee I will rank first?
No, and neither can anyone else. Nobody controls Google’s index. What we can promise is the work: a faster site, correct structure, clean markup, and content aimed at what people actually search. Anyone guaranteeing position one is either misinformed or hoping you are.
How long before I see anything?
Technical improvements show in weeks, because speed is measured directly rather than judged. Ranking movement usually takes three to six months, longer in a competitive city. If your site is already fast and well built, expect the slower end, because the easy wins are already taken.
What are Core Web Vitals in plain English?
Three measurements of how your page feels on a real phone: how fast the main content appears, how quickly it reacts to a tap, and whether it jumps around while loading. Google uses them as a ranking input, and visitors feel them whether or not Google counts them.
Is AI search actually worth worrying about?
Yes, but not as a separate product. Search results increasingly answer the question on the page instead of only linking to it, which changes how many people click through to you at all. The fix is structural: answer clearly and early, mark up the page properly. That is the same work that helps normal search, so it is worth doing even if you think the trend is overstated.
How much does SEO cost?
It depends on three things, and you can predict it roughly yourself: how big the site is, how much technical debt is in it, and how hard your competitors are working. A five-page site that is simply slow is a different job from a hundred-page site with a decade of redirects behind it. We scope it from the free audit, so you get the number after someone has actually looked, not from a price list written before we met you. No long contract, and nothing is charged for the audit itself.
How is local SEO different from regular SEO?
Regular SEO competes for the ordinary blue links, where the main currency is relevance and the authority a site has built up. Local SEO competes for the three-result map pack, which Google ranks on proximity, relevance and prominence, and where your Google Business Profile does more work than your website. Both matter to a local business and they share a foundation, because a slow site loses the click either way. The map pack is usually the faster line to a booked job.
Do I need a new website first?
Often not. Most sites can be fixed in place, which is cheaper and keeps whatever ranking you already have. If the platform itself is the problem, we will say so and explain why rather than quietly selling you a rebuild you did not need. If it does come to that, how we build sites is a separate page and a separate decision.
What do I actually get each month?
A short report of what changed, what moved, and what is next, in plain language. No 40-page PDF of charts nobody reads. If a month was mostly technical work with no ranking movement yet, the report will say that, because that is what happened.
Who does the work, and can I talk to them?
The same person who takes the brief. There is no account manager relaying questions to a developer you never meet, and nothing is offshored to a content farm. It is a small engineering studio by choice, which is also why we will tell you when a job is not a fit for us rather than take it and stretch.
